3) Q. How does the Selling process work?

A. If you’re interested in selling your home to us the steps are below:

1.     Call us at 832-699-4222 or fill out our contact form to give us some simple information about your home.

2.     We’ll call you and immediately to schedule a visit to your home.

3.     We will visit your home in person, explain the process of selling your home, answer all of your questions, and evaluate your home’s condition, before making a fair, no-obligation offer to purchase your home, normally for cash.  Accepting our offer is all up to you.

4.     If you accept the offer,  We then sign a purchase agreement so the title company can get started.  We use the Industry Standard “Texas Real Estate Commission” contract used by virtually all Real Estate Professionals

5.     We will set up a closing often within seven to 10 days.  Closing will normally be done at a local Title company with an attorney preparing the documentation.   At closing we bring cash and you sign the documents.   We pay all normal closing costs and you’ll get out of your situation fast. 9) Q. Who are you and what is your track record?

A. We have  been buying properties in the Houston area for 30 years.  We also have a property management company.   We deal with rental properties everyday and are principals.  It is real popular for buyers to sell their contract to other parties.  This makes a difference, as the principal we close virtually all transactions since we don’t have to get approval of other investors.  For example many well known buyers mark up the offer price and then try to other investors.  This is bad for you.  It leads to uncertainty if you really have a buyer and on top of that they take out a slice of the profit that should go to you.

10) Q. How do foreclosures work and how much time do I Have?

A.  In Texas you normally have a very short window.  Texas Is considered one of the fastest foreclosure states.  That doesn’t mean you can’t slow it down or that the lender will stay on top of the process.  Normally when you get a notice of Acceleration you have 21 days.  It’s best not to wait till the last minute.  We are miracle workers but the longer you wait the harder the miracle.  Often times people file bankruptcy, but almost always they end up losing the house and by going through foreclosure they lose any equity they might have.

11) Q. Damaged Property?

A. Try to get us involved early.  Sometimes if the property sits without protection the damage increases.  For example if the property is damaged by fire it’s best to seal it off instead of letting the elements get in.  Same with flooding.   Also you can still agree to sell even before you settle with your insurance company.  We always have crews working and we can move fast.

12) Q. What about Estates?

A. Often we can fix title problems and give you a fair price, even if you are not ready to sell.  We can then schedule closing at your convenience.  We have even bought properties with bad title.  Many times you don’t need an attorney to fix title issues and we may be able to save you a lot of money.

13) Q. Tenant Problems?

A. We are experienced property managers and do our own evictions.  We will buy properties with tenants in them, let us handle it.  We are fair polite and firm.   There are all kind of tenant issues but we treat people fairly and we usually have good results. The fact is in Texas there is no free ride.   Property taxes are high, insurance is high and god forbid if you are paying a mortgage.

14) Q. I am Out of Area?

A. We can do this whole process remotely.  You never really have to meet us or go to the house.  When necessary we have even sent the title company representative to the sellers house.

15) Q. What are my risk in selling to you?

A. There are a couple areas you need to think about.  One is, are you selling the house “AS IS” with all defects.  With us you are.  We put it in writing, right in the contract.  Secondly we close at a title company and we have Attorneys prepare the documents.  If you do this remotely you should always use a title company because when you sign the documents, you can be confident that the Title company will hold the docs until they get the money for you.  In Texas title companies are licensed and regulated by the state.
